The following income & Expenditure report provides details of costs incurred for the past few years and anticipated costs for the next few years. The Balance Sheet shows how much is owed by and to the company. The accounts summaries show income and expenditure in the years when they were incurred as required by Financial Reporting Standards and recommended by the ICAEW Technical Release on Residential Service Charge Accounts (Section 2.2).

Charminster Close Freehold Ltd

Charminster Close Freehold Ltd is the company through which the majority of the leaseholders purchased the freehold of the site. The accounts for Charminster Close Freehold Ltd are as filed at Companies House in statutory format for each calendar year. It is not a statutory requirement that detailed costs are shown within these accounts although the directors have voluntarily shown the information for the benefit of leaseholders. During 2026 the year end was changed to 30 September to align it to the accounting provisions of the leases.

Service Charge Accounts

Following the purchase of the freehold by Charminster Close Freehold Ltd the intermediate head lease was merged into the freehold. With effect from 2026 the service charge accounts are maintained by Charminster Close Freehold Ltd.

The accounts for Charminster Close Residents Ltd are as filed at Companies House in statutory format for each calendar year. It is not a statutory requirement that detailed costs are shown within these accounts although for many of the years the directors have voluntarily shown the information for the benefit of leaseholders. With effect from 2026 the service charge accounts are maintained by Charminster Close Freehold Ltd.

Members have passed a resolution that the company may supply documents, including accounts, to members by website. Members do not have to agree to receive communications in this way and have the right to request a paper copy.

Charminster Close RTM Company Ltd

Charminster Close RTM Company Ltd was formed by leaseholders to acquire the Right To Manage. It remained dormant and statutory accounts were filed at Companies House even though there are no transactions. The company was dissolved when the freehold was purchased by Charminster Close Freehold Ltd.

Charminster Close RTE Company Ltd

Charminster Close RTE Company Ltd was dissolved in 2015 as the government never enacted the RTE provisions of the Commonhold and Leasehold Reform Act 2002. During its existence dormant company accounts had to filed at Companies House even though there were no transactions.
